Let me start by telling you a little bit about myself. My name is David Dion and long before I was a real estate agent I was a regular person just like you. I worked hard for what I had and wanted to keep as much of the money I made for me and my family. Keeping as much money where it belonged... in my pocket was important to me, especially when it came to real estate. I just did not believe that real estate agents were worth the kind of money I would be paying them.
As a result, I did two For Sale by Owners myself. The first home, we lived in a smaller town in Massachusetts, I planned an open house for a Saturday and a Sunday. I ran a half page ad in the local newspaper on a Wednesday and Thursday, announcing the open house, and had my home sold by Friday. The other story was similar and I will share at a later time. Why did I do it this way? The answer was simple, I did not want to pay a real estate agent for something I could do myself.
Fast forward to today. It is ironic, but I have been a full time, active real estate agent since 2003 and have personally helped hundreds of people buy and sell their homes. I have a team of agents who have helped thousands and I even owned a very successful real estate brokerage whose agents helped upwards of 13,000 buyers and sellers with their real estate needs.
The reasons I have been successful in real estate are simple. First, I am always looking for ways to do things better. I try to prove and show my value every single day. Second, I respect people and all of their reasons for making the decisions they make, even though they might not be the same as the ones I would make. Third, I have a genuine desire to help others and put that desire before all else. For me, the driving force is to help people, and as a result, if I help enough people, the money will be there.
As a result of everything I shared above, and more, I have decided to help those home owners who wish to sell their own home by owner. On this website you will find everything I am willing and able to do to help you and a few examples of what I can not do. At the end of the day, I want to help you, and if you should ever need to list your home with a real estate agent, I would like to be the first person you consider.

and more... In certain situations, I may suggest you obtain a professional home appraisal, a full home inspection and maybe even purchase a full home warranty. Every situation is different and in certain circumstances I may suggest them. Depending on our legal relationship there are certain things I will not be able to do for you including providing Arizona Department of Real Estate contracts and forms. Also, during the For Sale by Owner stage, your home will not be listed in the MLS.

Why I Am Doing This and What is The Catch?

Let me start by saying I am doing this because, since 2003, I have done nothing but focus full time in real estate, helping buyers and sellers as well as hundreds, if not thousands, of real estate agents inprove their business. I know what works and what is important.
Earlier on this website, I mentioned "for a nominal fee". I will help you and provide you with everything identified above for just 0.1% of your asking price. For example, if your asking price is $350,000, the upfront cost to you would be just $350!!! If your asking price is $600,000, the upfront cost to you would be just $600. It doesn't get much simpler and cost effective than that.
And now the best part. If you find a buyer from any method at all, you will have a choice. I will represent you, and your interests in the sale of your property, for just 1.5% of the sales price. I will be acting officially as your agent and will review contracts, assist with addendums and inspections, plus anything else required by the terms of the contract.
Because you will be in a For Sale by Owner status, we will not be placing your property in the MLS. Even though your property will not be in the MLS, there is a chance we may acquire a buyer interested in your home. If this is the case, I will be compensated 2.5% of the sales price.
At some point, you may wish to go fully active for sale, including the MLS. You may do this at any time, usually 30, 60 or even 90 days out. In this case, you will be fully listed for sale with a ttal fee of 4% of the sales price, with 2.5% offered as a cobroke in the MLS and 1.5% paid to our brokerage at close of escrow.
You may cancel at anytime!!!
Lastly, if you are going to be buying a new home, even if you are moving out of state, I would love to assist you. Locally, I would like you to consider me as your agent, and if moving out of the area, allow me to find you the best agent in the area you are moving to, all at zero cost to you.
