This 3+ cabin complex makes for a perfect multi-family
compound. With a combined water frontage sprawling out over 475+ ft., each
individual camp has over 100 ft. of private waterfront property with it’s
own floating dock located directly out front. Additionally, the camps are
adjacent to each other for easy walking access between the camps. The whole
property encompasses about 2 acres and includes a waterfront “buildable” lot
(currently used as a fully operational RV site) and 2 extra outbuildings.
Though still campy with beautiful original woody pine interiors, each camp
has been fully updated with modern and complete facilities. The camps range
in size from 675 sq. ft. to 1000 sq. ft. and each can be expanded* up to 30%
if desired. Located right at water’s edge, each cabin has 2 bedrooms, full
bathroom facilities, living/dining room areas and complete kitchen
facilities all with new or newer appliances, a screened-in porch, and
private docking facilities. The compound also has 2 large outbuildings on
site for boat or other storage. Recent renovations to the camps include: new
siding and roofing, updated kitchen and bath facilities, new windows with
screens, new or refinished wood flooring and/or easy care rugs, refurbished
porches and screening, updated electrical and plumbing, new fully
operational septic systems and miscellaneous new appliances and cupboards.
(*some restrictions apply).
The property also includes a “buildable” lot between two of the camps. This
site is zoned and permitted for construction of another residential building
– at just 25 feet back from water’s edge. There currently resides a fully
operational RV site on this section, including electrical and sewer hookup
and a multi-unit floating dock out front.
The entire complex is located within Davenport Cove, providing for the most
protected all season docking found on renowned East Grand Lake. East Grand
is Maine’s 3rd largest lake with over 22 miles of shoreline and boasts a
healthy and active landlocked salmon and smallmouth bass fishery. The waters
and location are ideal for swimming and watersports in the summer and ice
fishing and snowsports in the winter. With the local community of Danforth
just 3 miles away, there is ready access to groceries, gas, marine services,
restaurants and many other amenities. The area is easily accessed via
Interstate and Rte. 1; and at 6 hours north of Boston, is a quick and
comfortable trip from about anywhere in northern New England.
